Suadiye Homes is a Kadıköy estate agency, and our speciality is Suadiye and the streets around Bağdat Caddesi. A small patch, known closely: which blocks have been rebuilt, which balconies really catch the sea, how far the station is from a given door.

Why we stay close to Suadiye
From a listing photo, every flat near Bağdat Caddesi can look alike. On the ground they are not: a renovated unit in an older block, a new flat in a rebuilt one, a sea-side street or one by the railway each come with different questions. Answering those well means knowing a handful of streets in depth, which is why we chose a narrow area over a wide one.
You can see it in how a listing reads: floor area, the cost of each square metre, minutes on foot to Suadiye station, the state of the deed. Anything still unconfirmed is marked “ask us”, never guessed.

By the time a flat reaches you, someone from the office has been through every room, up the stairs and onto the roof, and checked the view from each window.
Paperwork read first
Ownership, annotations on the deed, the occupancy permit and any debts are checked at the start, never left for signing day.
